Xocotla (Sho-cot-la) in Sayulita, Mexico sits on a small hill overlooking the delightful fishing/surfing village. Xocotla is an indigenous Nahuatl word meaning "where the fruit trees are plentiful". A canopy of ancient white fig trees provided the name for our home, which is tucked into the corner of a huge jungle garden. Constructed in 2003/2004, Xocotla was designed by acclaimed architect Jose Enrique del Valle in conjunction with the owners, in an elegant and eco-friendly manner.  Combining the very best of modern and traditional Mexican styles, cooling ocean breezes and ceiling fans provide the only air-conditioning you might need. Enjoy the sound of the surf as it lulls you to sleep. The house is centrally located part-way up a small hill above the village in a quiet residential neighborhood. An easy 3-minute walk takes you to the village and another 2 minutes finds you at the beach. A car is not necessary to enjoy all that Sayulita has to offer, but there is parking for two small cars. Due to the design of the house, children 10 and under are not allowed.

Ixpan at Xocotia is tastefully furnished and decorated with traditional handicrafts from Mexico's famous markets. The beds (either king size or two twins, depending on your needs), as well as the bed linens and bath towels, are of the highest quality.  Safes are provided for your peace of mind.  

IXPAN ("the view") is one level up a pretty flight of stairs.  It is ideal for a couple or two friends.  A beautiful studio, It boasts a fully-stocked kitchenette, complete with small gas stove and oven, refrigerator, toaster, blender and coffee maker. Bedroom, large bathroom and very large walk-in closet. The ocean view will take your breath away.  

In the garden, shared with the other two units on the property,, you will find the heated pool and a large terrace. A shallow dipping pool overflows from a waterfall to a larger pool below, which has a sunken bench set into a stone grotto. The terrace also has a large stone grill which can be shared by all. At night, a pleasing ambiance is created by soft lights in old fishing baskets suspended from a branch of the giant fig tree.  A delightful bridge crosses the arroyo to another terrace in the far garden and a hammock, providing yet more sitting areas.  

Xocotla is ideal as a place for family or friends to vacation together with the luxury of separate apartments, allowing everyone to have their privacy while providing several areas in which to congregate. Or come to stay in one apartment and perhaps forge new and lasting friendships.

Add'l Res Info: A minimum of 3 nights is required for individual rentals. Option to rent one, two, or three apartments.

If you cancel with more than 30 days' notice, a full refund is given, minus 5% service charge. If you cancel with fewer than 30 days' notice, we will do our best to rebook the apartment and refund the deposit. If we do not rebook, the refund is forfeited.

As we have always done, when booking for a week, we only charge for 6 nights. This is not reflected in the SayulitaLife when doing a search but prices are listed correctly below under "Pricing details". A 50% deposit is required to confirm a booking. The balance is due in cash upon arrival.

Everything was perfect
Xocotla is AMAZING. It was the perfect rental for us in Sayulita. The location couldn't be better - quick, easy walk to/from the town and beach, but a good enough distance that you don't hear all of the noise. The pool was great to refresh and relax in the afternoons. The space was super comfortable and it was really nice to have a kitchen (with some very thoughtful supplies from Michael and David). We had a wonderful time and would definitely recommend it.

Better than advertised!
My boyfriend and I had an incredible, relaxing experience at Michael and David’s vacation rental. It was perfect for getting that much-needed R&R. A beautiful piece of land that makes you feel like you’re in the jungle, but only a short walk from the center of town. Pictures never do justice, and it is simply that much better in person! Would highly recommend it.

Incredible Hosts!
Our flight from Canada was very delayed and we were concerned that the key handover would not go as planned. However, David was patiently awaiting our arrival. He helped us get settled in, had cold beers awaiting us, and recommended a few nearby restaurants for a late meal. We can't say enough about Michael and David. They encouraged us to contact them if we had questions or needed something, which we did quite often. They even scouted out luggage availability in Bucerias (complete with photos) for us as ours was beyond use thanks to the airline. Our morning coffee and breakfast at our outdoor kitchen, watching the geckos and iguanas was a great way to start the mornings . Having a heated pool within a few steps of our room was also such a treat. This is definitely our go to place when we are next in Sayulita.

Amazing hosts and home
Xocotla is stunning! Exactly as pictured, and even better in person. The kitchen has everything one would need, fully equipped. Upon arrival they even set me up with some coffee, milk, sugar, tea, milk, and some very appreciated beers :). There was a carnival in town so it was quite noisy until late into the night, but I opened my door and they had left me a box of earplugs which solved the problem and was such a thoughtful thing to do. I really appreciated it. The location is great, a few steps up from the plaza. Walking distance to everything. They were quick to respond to messages and were there to greet me upon arrival. I would definitely stay again! Thank you!

Dreamy location!
We just returned home from a lovely stay here. Everything was amazing with the Casita. The location was perfect for us, close enough to stroll down to town, but far enough away for some peace. It was amazing listening to the crashing waves of the ocean every night to put us to sleep. The pool was a lovely treat to swim in and the grounds make you feel like you are living in the jungle. We would highly recommend staying here!!

We had an amazing stay here. It’s everything we were hoping for and so much more. The apartment is beautifully designed and we had everything needed to cook our own meals when we wanted to. It’s perfect for a couple or someone traveling alone. The photos of the pool do not do it justice as it is surrounded by a stunning tropical garden, it is a lot bigger than it looks in the pictures and we had it to ourselves our entire time here. The location is also great just a bit up the hill behind the central plaza, you can feel the pulse of Sayulita and hear the distant waves. David & Michael are great hosts and super friendly! They welcomed us at 7:30 am and were kind enough to arrange car service from and to the airport. We will be back and stay there again .. highly recommended!!

This home is magical, a true little secluded oasis very close to everything! The hosts are helpful and full of recommendations. the rental was spotless and the bed so comfy!!! My favorite was the blender to make our own tropical smoothies every morning while watching the Iguanas climb the beautiful matriarchal tree at the center of the property...and the pool is heated:)

We keep coming back!
The proof is in the pudding - this was our 5th trip to Sayulita and our 5th time staying at Xocolta (Ixpan). Wonderful accommodations, fabulous hosts and close to the hub of Sayulita without being in the thick of it. Xocolta is a peaceful and affordable retreat after a busy day running around town or at the beach. David & Michael are awesome. We look forward to retuning before not too long.
