Seasonal rates are per night and in US dollars. 4 night minimum stay. The rates below are indicitive only. We use a special pricing system the same as airlines and major hotels. Longer stays and advance bookings get a greater discount. Weekends, festivals and other holidays will add cost. The actual prices prices for specific dates can be seen on our website www villakiwisayulita com. Note that the prices on our direct booking site are the lowest cost to book anywhere as we don't have to pay fees to the online booking on the other sites and market places that Villa Kiwi is listed.

To secure your reservation, we require 50% paid upon your booking. Balance is due 30 days prior to your stay. For your convenience, we accept credit card payments through our website www villakiwisayulita com.

Please note due to Mexico tax laws we are now required to add 16% VAT (sales tax) and 3% Nayarit state lodging tax to our rates.These taxes are not included in our rates. We are a legally registered, tax paying property in the State of Nayarit.

Cancellation Policy

Refund Policy:

Note: All refunds are less the credit card fee of 3.5% that the credit card companies keep on any refund.

The guest can cancel for a full refund 45 days or before, prior to the first night. 30 days before for an 80% refund of the full booking cost. 7 days before a 50% refund. We will refund all monies paid in full, if we are able to re-rent for the nights of your booking. Please note that 99% of guests book at least 3 months in advance of stays in Sayulita. So bookings cancelled within 30 days of a rental are most likely to be a loss for the property. Housekeepers, gardeners, pool guy and in town property manager etc are of course still paid for those vacancies/bookings cancelled 30 days or later.

Rates are quoted in US dollar and due to the Mexico tax laws we are now required to add 16% VAT (sales tax) and 3% Nayarit lodging tax to our rates .These taxes are included in our rates. We are a legally registered tax paying property in the State of Nayarit.

Description

Villa Kiwi in Sayulita contains 6 bedrooms all private ensuite, for your family or group and is a close, three minute walk to the beach, and a four minute walk to the plaza, in a neighborhood of other luxury homes. Located just beyond the crest of a hill on the most desirable , south side of town right above the beach. Because the house is on the back side of the hill there is no late night noise from the live music at the bars around the plaza. Completed in January 2017, with a fresh addition in December, 2018, everything is brand new and perfect.

The bedrooms all have King size beds, all have ensuite bathrooms with private, open air showers. The king size beds are premium comfort matresses (Mexican beds tend to be very hard) and contain high thread count sheets for a luxurious feel. Safes are included in each bedroom room for your valuables and you get to set the code for complete security.

The salt water infinity pool is huge, heated in winter for your comfort, and is sparkling clean without harsh chemicals or the odor of chlorine. There is a huge area of deck space on 2 levels and seating, and is the perfect spot to enjoy the beautiful Sayulita sunsets.

The fully equipped main kitchens ( 3 ) contain modern appliances including a gas ranges and ovens, and everything you need to enjoy the preparation of snacks, drinks and meals. Dining al fresco is a special treat in this tropical climate. There are three kitchens on the property.

Villa Kiwi is gated and secure, with beautiful landscaping outside the gates, as well as lush tropical gardens and grassy areas inside. Parking can be difficult in Sayulita, so you will enjoy the ability to park inside the locked gates.

Villa Kiwi is close to everything, yet situated so that the night time noise from downtown bars is not an issue. The nearest coffee shop is 100 ft away at the bottom of the street and the nearest bar/resturant, is only a two minute walk from the villa.

This is the complete property and includes the 3 BR main house, a 2 BR casita and a 1 BR studio each with with full kitchens, for a total of 6 bedrooms, 7 bathrooms, 3 kitchens, and can accommodate groups of 12.

Villa Kiwi amenities include:

No slip cantera tile on all outside terraces. This is huge. Most other properties have the red terracota tile and its like walking on ice when wet.
Each bedroom in the main house and studio has a private open air shower and full ensuite. The casita has a common area open shower and private spa type showers in the bedrooms.
Full kitchens with gas range ovens.
2 x Washing Machine dryers on property ( not for guest use ) . Ask housekeepers and they can do washing for a small fee oaid to them
Huge terraces with expansive territorial and ocean view.
King size beds with high thread count sheets.
Personal (your code) safe in each bedroom.
Private garden areas with grass.
Closest coffee shop is a 1 minute walk and is the closest bar/restaurant 3 minute.
Off street secure parking on property for several cars/golf carts.
Separate access gate from the side street at the main house, kitchen, master bed and pool level.

Easy pick for a large party/family!

Great place to stay in Sayulita. We had a large party and Villa Kiwi was a great for a multi-generational set up. Location was a highlight as it was a quick walk into town and the beach - close to everything. Very large living spaces for everyone to spread out and have their alone time when needed, while allowing everyone to hang out in common areas and patio. All kitchen amenities were there - nothing was missing. Pool was fantastic! Easy pick for a large party/family!

Would return!

Great place in great location. On top of hill close to everything in town but if you have mobility issues I would recommend renting a golf cart for your stay! Host was great, home was beautiful. Would return!

I would happily recommend this spot to anyone.

Really enjoyed our stay at Villa Kiwi, it was very spacious and didn't lack anything we needed. Location can't be beat, you're steps from the beach and Centro.
House is fully stocked, they had fresh drinking water for us, with plenty of books, games and a great quality Bluetooth speaker.
We brought a few floaties and spent most of our time in the pool. I would happily recommend this spot to anyone.

Highly recommended!

The location of this home is perfect! We all had a great time. Pool felt secluded surrounded with beautiful plants and trees. House and casita are large with plenty of space. Highly recommended!

We had a great time at Villa Kiwi

We had a great time with our kids and grandkids at Villa Kiwi. The property is spacious, allowing us both privacy and common areas to gather. The pool was a favorite for all as well as the short walk to town and beach. The owner was extremely helpful and generous when our flights were all cancelled due to political violence.

I'd stay here again in a heart beat.

Ideal spot to enjoy Sayulita. We were a group of 12 people and the spot was comfortable for that many people, the walk to the beach really is 3 minutes, and it is in the heart of town. A lot of people staying in the area rented golf carts to get around, but the place is so well situated, that we didn't feel the need to rent one because everything was so close to walk to. I'd stay here again in a heart beat.

Fantastic location!

Villa Kiwi was perfect for our family of 13 in so many ways. All of the bedrooms were large and private with extremely comfortable beds! We all loved the outdoor private showers in the ensuite bathrooms. Having 3 separate homes centered around the patio pool space was ideal for privacy amongst our adult families yet still allowed us to spend the time together in the shared space. Speaking of which, the large infinity pool was perfect for the days (or parts of the days) where we weren't at the beach.
Above all, the LOCATION was fantastic and totally walkable. Going out the upper gate and village path, you could be at the beach in less than a 5 minute walk as well as all that the city center triangle has to offer in restaurants, bars, shopping, and night life. The lower gate gave us quick access Yah Yah Cafe (opens at 7:30am every day) for great breakfast and coffee options as well as Sur 38 and the rest of the city center. A 12-minute walk takes you to more quiet beach to the south.
