Unwind and play at Villa Yerbabuena, a striking Spanish colonial style home within walking distance to everything Sayulita has to offer.  

Villa Yerbabuena is located on the quiet north side of Sayulita.  It is steps away from the most private and pristine part of Sayulita's beach and within walking distance of the lively town center and main swim beach.  After a 10-minute walk along the palm-lined beach or frontage road you will find the first restaurants, shops, and surf break.  Villa Yerbabuena's proximity to the center of town is one of its many attractions.  It is close enough to walk to everything that Sayulita has to offer yet far enough to escape the hustle and bustle and find peace and tranquility. 

Villa Yerbabuena has 4 bedrooms accommodating a maximum of 9 people.  Two bedrooms have a king-sized bed and en-suite bath and the family suite consists of two separate bedrooms, one with a king-sized bed and one with a bunkbed and single, sharing a en-suite Jack and Jill bathroom.  Two portable Pack N Plays are available for our smallest guests.

F L O O R P L A N

The rooftop terrace offers an incredible 360-degree view of ocean, bay, and jungle.  It is a great place to watch whales during migration season (mid December through March) or view the milky-way at night.

On the TOP FLOOR is the main entrance, large inviting living room, comfortable TV-room, a modern and fully equipped kitchen, dining room, and 1/2 bath.  It can be transferred into a huge open-air living space in combination with the exterior patio and dipping pool.  The floor to ceiling sliding doors are easily moved aside and sliding screens keep insects out.  Relax on the comfortable couches in the living room and tv-room, sit back in the traditional Mexican leather barrel chairs or rocking chairs on the patio, or dip into the top floor pool and enjoy a glass of your favorite something while taking in the stunning panoramic views of the ocean, bay, and town in front of you.

On the MIDDLE FLOOR is a charming inner-courtyard with bubbling fountain perfect to relax by with a favorite book.  There are three bedrooms.  1. A master bedroom suite with king-sized bed, en-suite bath, and private garden patio.  2. A family suite consisting of two bedrooms: a master bedroom with king-sized bed and a bedroom with bunk-bed and single bed.  The family suite shares a en-suite Jack and Jill bathroom but each bedroom has its own entry from the hallway.  All bedrooms have A/C, ceiling fans, screened windows and balcony doors, top quality mattresses, 100% high quality cotton sheets, bathroom towels, and beach towels.

The LOWER FLOOR has a master bedroom suite with king-sized bed, en-suite bath, walk-in closet, wrap-around patio, A/C, ceiling fan, screened windows and balcony doors, a top quality mattress, 100% high quality cotton sheets, bathroom towels, and beach towels. This floor gives access to the garden.

The GARDEN is a tropical paradise and is completely gated.  It has an expansive 10’x32’ infinity lap pool, basketball half-court, private off-street parking, large lawn, propane BBQ grill, a private jungle with creek (dry in the winter months), and many varieties of palm trees, hibiscus, bougainvillea, birds of paradise, gardenia, agave, bananas, papayas, mango, and lime.  It is home to dozens of birds and butterflies.

Sayulita is a picturesque fishing village where low-key tourism and a traditional pueblo life-style go hand in hand.  On the palm-tree lined beach you can rent lounge chairs and sun umbrellas, lunch at one of the many beach cafés, go for a swim or hit the waves for some first-class surfing, take surf lessons, go horseback riding, or charter a boat to go fishing or snorkeling. Scattered through town are wonderful restaurants, many of them serving savory local dishes, others serving international cuisine. There are boutiques, small grocery stores, internet cafes, a library, medical center, pharmacies, and a few family-operated tour operators offering jungle trips, zip line adventures, and visits to neighboring colonial towns.  In the center of town is a charming plaza where the locals and tourists linger in the evening.  Depending on the season you may witness colorful fiestas and religious celebrations.

Sayulita is about a 45-minute drive north of Puerto Vallarta.  We can assist with transportation arrangements from and to the airport (including a stop at a large supermarket), a golf car rental for local convenience, or car rental.  Taxi service is another option or the local Compostela bus!

Beautiful SAYULITA is Mexico at its best and VILLA YERBABUENA simply complements this.  Together they hold every promise for an unforgettable vacation and a perfect retreat to come back to year after year.

Amazing home in an amazing location
We stayed at Villa Yerbabuena the first week of June and couldn't have been happier. The home is lovely and our family of 7 had plenty of room for privacy and for time together. The main patio overlooking the ocean is perfect for lounging and eating and the small pool that level is perfect for a quick cooling dip. The landscaping of the grounds and yard surrounding the pool is lush and beautiful, with the larger pool a wonderful temperature with lots of floats and toys. My children (all grown) enjoyed the basketball court daily. The entire staff with Maru as property manager, Patty as housekeeper, Jose as groundskeeper and Ramiro who takes care of the pool, were friendly and helpful and all did an amazing job. Owner Iris was very responsive prior to our arrival and provided great information. Maru was easily reached while we were in Sayulita and she helped us with transportation.

Finally, Sayulita. What a lovely and fun place. The people were all very friendly and we were comfortable in town day and evening. The beach is beautiful from the busy, fun end with surfing, paddleboarding, chairs on the beach, to the north end that is quiet and unpopulated. Villa Yerbabuena is a very quick walk to the beach, just a few minutes puts you on the more private north end where you can relax peacefully. Or, you can walk towards town where you will find bars and restaurants, vendors selling all sorts of things, places for surf lessons or rentals. Two very different options, both great. I could go on...but suffice it to say that we will return to Sayulita and Villa Yerbabuena definitely!

Love Villa Yerbabuena
My family and I (9 adults) were in Sayulita/San Pancho for a destination wedding. Villa Yerbabuena was the perfect location! The view is spectacular (you can even hear the waves crashing) and the house was very accommodating, it had everything we needed and more. After a full day of activities the beautiful pool was so relaxing, well kept and just the right temps for May weather. The villa is 4 stories so be prepared for a lot of steps (keeps you fit)! And there was a lot of construction going on but the birds and lovely landscape made up for that. The owner Iris and the property manager Maru were both very accommodating and responsive when we had questions before and during the stay. I would not hesitate to stay there again, and highly recommend Villa Yerbabuena! Muy Bueno!

Pictures does't do it justice
Lovely home. Great places to gather and great places to be alone. After three days it felt like a week and I had a week to go. It was quiet but a short walk to town where you could find great food late at night. The house was amazing. They had two pools. if you wanted shade there was shade, if you wanted sun there was sun. Loved all the birds, the moon setting over the ocean before the sun rose.

We loved our stay and will return
We stayed with two other families for a week in April (third family rented next door Casa Escondida). We loved it. Walking distance to beach, however waves were too big for our kids (ages between 3.5 - 6.5) so we stayed at the pool most days. The house is stocked with beach towels, pool toys, and balls for the basketball court. Multiple hang out areas. It was great. The only negative is the 4 stories and lots of stairs, but it wouldn't detract me from renting again. The place is beautiful, super clean, and has the most gorgeous view with amazing sunsets, worth the steps! In addition to the close beach, there is a nice hiking trail very nearby to hike to a more secluded beach. Town is a bit of a walk so I would recommend renting a golf cart which we did and it worked out perfect.

Great Stay at Villa Yerbabuena
We had a fantastic stay here! The house is beautiful and clean and so comfortable. We loved our bedroom and woke up each morning to the sound of so many amazing birds in all the greenery that surrounds. The variety of places to relax and the 2 pools were a bonus. Watching the sunsets over the ocean from the deck was so amazing. We loved the proximity to town. I can not wait to return! thanks for the great vacation!

Villa was not appropriately cleaned after previous guests - all 8 of us got ill.
Prior to our arrival, we received word from our contacts at the surf shop that there was a terrible virus going around Sayulita. We contacted to owner to discuss our concerns and were told that previous guests had not reported illnesses. After we arrived, we learned that all nine of the people who left the house the morning of our arrival had contracted the Norovirus--this information was conveyed to us by the property manager.

We were extremely careful, however, were unaware that the virus can remain on hand-washed dishes and on fabric surfaces for days. Apparently, traditional cleaning methods do not kill this highly contagious virus. We all got sick (vomiting, diarrhea, fever, chills, aches) within several hours of one another and the only place that we had all been together was inside the house. The two other individuals traveling with us and staying at another Villa did not get ill.

I am writing this review because the communication with the owner was challenging at best and misleading at worst--to the detriment of my family and friends. We have stayed at more than twenty rental properties all over the world and this is the first negative review I have ever written. The house is lovely, but it was not safe. I recommend that you stay elsewhere.

I am truly sorry you fell ill and could not enjoy your stay at Villa Yerbabuena. Your review is our only negative review after 25 wonderful ones. Many of them comment on our cleanliness, attention to detail, and responsiveness.

Prior to your arrival you were informed by local resources that there was Noro virus in Sayulita and the area. You contacted me the day before your arrival to get reassurance you would be safe. I could not guarantee this but said I would have our team deep clean Villa Yerbabuena prior to your arrival and referred you to a local online resource with up-to-date health and safety information.

Our previous guests sent an e-mail on their check-out day to our property manager letting her know they had gotten sick. Our team was already instructed to deep clean the house and used a bleach solution for white laundry, kitchens, bathrooms, and a disinfectant spray for areas which cannot be bleached. Upon your arrival our property manager informed you that our previous guests had gotten sick. At that time we could have assisted with finding alternative accommodation, a full credit to a future stay, or other mutually agreeable solution but you decided to stay and even later, after your visit, you confirmed to me in an e-mail that you definitely did not want to cancel.

The best we can do is offer a clean and disinfected home but to expect a sterile home is not realistic. Unfortunately you did get sick, however not all of you at the same time as you are indicating in your review. This may indicate that you contracted the virus elsewhere. By arriving at different times, visiting different places, eating at different restaurants, etc. you increased your exposure and therefor the risk of infecting each other when you re-grouped at Villa Yerbabuena.

You asked for a full refund of your stay but since you did not want to cancel or postpone your trip and stayed at our home I am offering a 50% discount to a future stay.

You sent 4 pictures documenting our house was not clean and I was very surprised of what you sent. Two pictures of the top of a light switch plate, about 1/8 wide, with some dust. A picture of a door handle with some dust on the horizontal part where it connects to the door, and a picture of some dust on an outside key-lock box. If this is your standard of cleanliness I admit we miserably failed your expectations.

I would like to add that the guests who arrived after you did not get sick and had no complaints about cleanliness. We performed the same due-diligent cleaning procedure as always.

Sayulita is truly a wonderful place to visit and Villa Yerbabuena a special place to stay. The vast majority of visitors do not fall ill in Sayulita but fall in love with it. I am sorry you left Sayulita and Villa Yerbabuena disappointed.

Wonderful family vacation in this beautiful home!
We spent 2 wonderful weeks in Sayulita at Villa Yerbabuena with our family of 4 including 2 toddlers. First, the photos of the property do not do it justice. The villa is beyond beautiful and authentic. A full kitchen, beautiful and spacious bedrooms, and views that allowed us epic sunsets every night. We arrived a few days before hurricane Willa hit 80 miles north of Sayulita, and although the weather situation was up in the air for a few days, Iris and the local staff were in constant communication with us making sure we were taken care of. I specifically want to call out the staff and how professional and friendly we found everyone to be, especially with our 2 kiddos (1.5 and 3 years old). They were so attentive to their questions and always had a positive disposition. The pool and basketball court were perfect for both relaxing and playing, and the beach was an easy walk across the street (even with the kids and all the stuff kids want to have at the beach ;) We were able to walk to the sea turtle reservation and release baby sea turtles a few times during our stay. This was such an incredible experience for all of us. We also rented a golf cart which made trips to town VERY easy (no car seats to deal with, etc). Sayulita is one of the more kid-friendly destinations we've visited. We were lucky enough to be in town during Dia de los Muertos, which was both exciting and full of fun events. Highly recommend visiting during this special holiday - it's like no other in the states. We will definitely be back to enjoy the villa again and again! I can't recommend this property more! Wonderful property
Our stay at Villa Yerbabuena was wonderful. The garden and pool was beautiful and refreshing. The view was magnificent, we had wonderful sunsets every night. Beach access was very close and the walk to town was not far (10-15 minute walk). This house is perfect for 2 families to share.

Paradise
This was our second time at Villa Yerbabuena. We are 2 families and returning to this wonderful home inspired us all year. The cleanliness, beauty, great staff and unreal scenery was unbeatable. Perfectisimo!
We stayed at Villa Yerbabuena the week before Christmas with the whole family. We had such a wonderful time! The house has the most amazing, relaxing views of the ocean from every single room. The pool is great and it is so fun to throw a few baskets on the basketball court. We rented a golf cart to get to town easier and the kids loved it. The beach is within walking distance and wasn't very crowded. It is a fun beach for everyone in the family. The staff are super friendly and very helpful with whatever you need. The decor of the Villa makes you feel like you are part of the Mexican culture. We would stay here again without a doubt. Thank you Iris for opening your home and allowing us to experience Sayulita! US$500 Damage deposit, refunded in 2 weeks after departure less any damages to the property.

A reservation is confirmed after receipt of the signed rental agreement and deposit, which is 50% of the total rent.  The remaining balance and the US$500 refundable damage deposit are due 45 days prior to arrival.

PAYMENT OPTIONS WITHOUT A FEE
- Personal checks drawn from a US bank account.  The check for the damage deposit will simply be returned if there are no damages.

PAYMENT OPTIONS WITH A FEE
- Paypal (often there is NO FEE).
- Wire transfer from bank account to bank account.  Sending bank and receiving bank will charge fees.  Please ask for our bank details.
- US$ Bank draft or US$ money order from a US bank or foreign bank.  The issuing bank will charge a fee.

We love designing and building and are currently remodeling our 100+ year old fixer-upper in San Francisco, CA.When our son Max was only 3 months old we traveled to Sayulita for our first family vacation. At the very end of Calle Loma Linda we rented a vacation home with beautiful views of the ocean and an empty lot below ... It was 2002. We were in the midst of the financial crisis and there was no way then that we could afford to buy a home in San Francisco ~ not even a fixer-upper but maybe an empty lot in Mexico?We fell in love with Sayulita and kept wondering about that lot. We were in Sayulita for a week or so but before we left we were the proud owners of an empty L-shaped lot. Now the dreaming could start!In 2007 we built Casa Escondida on the top part of the L-shaped lot. A one-bedroom casita ideal for the three of us to stay. The dreaming continued and in 2012 we built Villa Yerbabuena on the lower part of the lot. When we designed and built our homes we always had the privacy, comfort and needs of our family, friends, and you, our guests, in mind. Both Casa Escondida and Villa Yerbabuena are available for rent and offer space to play, space to come together, and space to retreat. Nuestra casa es su casa!
